WHERE ARE YOU LOCATED?
We manage multi and single family properties located throughout St. Louis County.
IS THE RENT BASED ON INCOME?
Rent is not based on income. We offer affordable housing that is at market rate.
IS THERE A DEPOSIT?
There is a deposit. We require a deposit equal to one month’s rent.
DO YOU ACCEPT PETS?
We do not accept pets. Only documented service or assistance animals are allowed.
HOW LONG DOES THE APPLICATION PROCESS TAKE?
Once you submit the Application Form, the average response time is approximately two weeks.
You will receive a response from a property manager. There is a $45 application fee for each person (ages 18 or older) on the application.
The application process can take an additional two weeks depending on how quickly you complete your portion of the paperwork and receive your third party verifications (landlord, employer, etc.).
We ask that you do not submit your eligibility form any sooner than four months before your desired move in date, as our paperwork expires after 120 days.
DO YOU RUN A CREDIT CHECK?
Yes, we do a credit report and a background check for each individual ages 18 and older on the application.
WHAT TYPE OF INFORMATION WILL YOU CHECK ON THE CREDIT REPORT?
The main thing we look for on credit checks is rental history.
Applicants cannot owe any current or previous landlords, have any evictions or judgments, or owe any utility companies that would prevent them having utilities turned on in their own name.
We are willing to accept one delinquent credit report rental balance, as long as the amount is under $1,500.
United Way of Greater St Louis (dial 211 on land-line) may be able to provide resources for help with any unpaid balances.
WHAT UTILITIES AM I RESPONSIBLE FOR?
Residents are responsible for electric, gas, and $15 dollars that goes towards water, trash and sewer.
Lawn maintenance (lawn mowing and fence-line weeding removal) and snow removal are the property managers responsibility.
